Everything I write is true and correct, and this is a genuine sale, which can ve verified by checking directly with the site. I have provided lots of detail so potential buyers are informed. I can forward the Quinquis email with contract and site rules for you to look at, and I have lots more images of both chalets and the area.Thank you for your interest.Due to changes in life circumstances - new house build and so on, we have decided to sell both of our beautiful, fully furnished, six berth holiday cabins. This advert is for the 1 pictured above - Molene 11. See my other advert for the adjacent chalet - Molene 12. Both are situated on the highly acclaimed 'Camping du Quinquis' holiday site, Le Pouldu, near L'Orient in South West Brittany. This much-loved chalet has been our base for wonderful family holidays over the last ten years. If you are interested in buying both of our cabins Molene eleven and 12 (see picture above) which are positioned adjacent to each other on lovely plots - we will be happy to discuss the prospect and come to an agreement on price. They are both the same layout and appearance. Ours are the only chalets available on the site, all other accommodation is mobile homes. IMPORTANT DETAILS ABOUT CHALET OWNERSHIP ON THE SITE: This sale is for full ownership of the above 1998 chalet 'Molene 11.' The chalet can stay on site for a further ten years, starting next season. The site's standard period for pre-owned mobile homes is 8 yrs but, because ours are chalets, they have given us a 2 year extension on this, provided the interior and exterior are kept in tidy condition. Any request or negotiation for a further extension would have to be done directly with site management, and would be their decision. As per the managements' terms and conditions, new owners will not be able to re-sell the chalet inside the campsite. Any future sale will have to be to an off-site buyer i.e. to dismantle and remove the chalet. Essentially, you're buying it to enjoy fully for the next ten years, which is two years longer than if you bought a mobile home on the site. After that time you would have the choice of selling/relocating your chalet elsewhere, retaining the pitch and buying a replacement mobile home, or walking away. The site season is start of April to End of October = 8 mons. The yearly site fee is 3300 Euros (about £2970) inclusive of the compulsory annual gas check to pay to the site (on the other chalet that we rent out, we usually more than cover this with rentals as we charge between £500 & £650 per week.) This fee can be paid either by interest-free monthly direct debit or by 3 instalments in November, January and March. We will pay next season's charges so the earlier you make the purchase, the longer you get to enjoy the new season. I'm sure I don't need to tell you how expensive an equivalent cabin and site charges would be on a British site! The site fee covers full use of the campsite, electricity & water (you have to pay for your own gas bottle), from the start of April to the end of October. You can stay as long as you like within that time, and sub-let if you wish. Change over of ownership is very simple. The site know we are selling and it will be a case of transferring the agreed purchase price, either to the site for them to transfer to us, or directly to us (whichever you are more comfortable with). Then the site will put your names and details on the contract and give you the keys. You can end the contract at any time. Sale includes the fully furnished chalet and full inventory, to allow immediate and continued use in the 2021 season.One pet dog is allowed per property. If you look at the map on the campingduquinquis site, our chalets are M11 & M12 - just note that they have labelled them the wrong way round though! PLEASE NOTE: Before handover takes place, we will visit the site, clean and prepare the cabin for the new owner and new season (including routine decoration, fresh deck stain and so on.) We would remove our little personal effects and belongings i.e. sentimental photos & ornaments. We plan to do this at Easter for the start of the 2021 season. Genuine enquiries only please. Our beautiful six bed chalet is wooden-framed with plastic-coated fibre board cladding and plastic-coated, galvanised metal, dark grey tile-effect roof. It comprises of sunroom/lounge which has UPVC windows, front wooden French doors and wooden side door. It includes two beige sued Ikea armchairs plus footstool (picture shoes the chairs that we replaced with these new Ikea armchairs) and double Ikea sofa bed, kitchen/diner, shower/wash/WC room, double master bedroom and double bunk room (2 x sets of bunks = four single beds in that room), shed and deck with large outdoor table & six chairs and sun canopy. We extended the deck in 2019 and installed a solid metal, permanent gazebo, as you can see in the photo. The bunk room is quite large and could be reconfigured to fit another double sized bed, if desired, in replacement of 1 of the sets of bunks.---------------------------------------------------------------------------------------------------------------------------------------------------------- Our cabins are sited on the highly acclaimed Camping du Quinquis holiday site, next to the charming seaside town of Le Pouldu in stunning south west Brittany. Set back in a forested area of beautiful rolling countryside - just a 25 minute stroll to the seaside town of Le Pouldu and the beautiful clean beaches along a tree-lined country path. This cabin, along with our other cabin, occupies a large private corner plot, surrounded by mature oak, pine and silver birch trees, open to the East and South aspects to enjoy the beautiful sunshine during the day. The cabin remains a pleasant temperature (unlike mobile homes that fry!) Our cabins provide the best and most comfortable accommodation on the site in our opinion! The only two cabins on site (the rest are mobile homes) they are totally unique. Tastefully decorated - they are a home from home. The French family run site is superbly maintained, quiet and very safe for young families. It is paradise for children who have such freedom and play out until late in the warm Summer evenings while barbecues are cooking. It is a lovely atmosphere. The excellent facilities include two beautiful big heated swimming pools + small pool for toddlers, bar, shop, takeaway, playing field, children's play areas, football pitch, basketball, tennis courts, table tennis, laundry and more. ACCOMODATION: The cabin can comfortably accommodate six people. It has a large double bedroom with a double sized bed and a large 2nd bedroom with two sets of bunk beds i.e four more single beds. All beds are standard house size and very comfortable (unlike narrow mobile home beds!) with recently new mattresses. Fully equipped kitchen with microwave, gas hobs, mini electric oven, fridge freezer, toaster, kettle etc. A large kitchen - diner with large table and seating for a family. Separate bathroom with shower, toilet and sink. Hairdryer provided. Hot water is provided by electric boiler, so you are not paying for gas to heat the water. The front lounge makes a comfortable and relaxing social area with settee and two armchairs. Relax while watching the multitude of birds in the trees, or your children playing outside. There is a Video disc player and a wide selection of DVDs should you wish to relax indoors. There are two electric wall heaters in the cabin, for off-season. OUTSIDE: Outside there is a large decked area through the double doors or side door, with outdoor dining table & six chairs. There is ample grassed garden for sun lounging, playing and parking. There is a shed at the side of the house containing, barbecue, and relaxing chairs. There is a whirly-gig washing line. THE LOCAL AREA: We fell in love with this beautiful, unspoilt area of Brittany. It has everything; surf beaches, quiet beaches, spectacular coastline, beautiful countryside, forests, medieval towns, larger shopping towns, idyllic local market towns with all the typical shops and regular markets. There are lots of excellent local restaurants and cafes next to and away from the sea for dining out. You can do as little or as much as you like! Driving times to Camping du Quinquis from French Ports (from Portsmouth or Plymouth):- Roscoff = 1hr 45 mins St. Malo = 2hrs 30 mins Caen = three hrs 30 mins Cherbourg = 3hrs 45 mins Le Havre = four hrs Or you could get a cheap flight to Brest or other local airports and hire a car (1hr away).
